Roof Leaks Only in Heavy Rain? What to Record Before the Inspection

The ceiling stays dry through a light shower, then a heavier storm leaves a brown ring above the window. That pattern is useful information for a roofer, but it does not identify the failed part by itself. A leak that stops when the rain stops still needs an inspection.

For homeowners in Palm Coast and Flagler Beach, the most helpful first step is to record what happened from a safe place. You do not need to climb onto the roof or reproduce the leak with a hose. A few clear photographs and a short timeline can make the inspection more focused.

Missing shingle tabs are one visible condition to document from a safe location.

Record the Conditions, Not Just the Stain

Take one wide photograph showing where the mark sits in the room and a closer photograph showing its edges. Add the date and time. If water is actively dripping, a short video from a dry, safe position can document the pace and location better than a photograph alone.

  • Did the leak begin as soon as rain started, or after a prolonged downpour?
  • Was the rain blowing toward a particular side of the house?
  • Has the same spot appeared before, or is this a new location?
  • Was any roof, gutter, solar, satellite or exterior-wall work completed recently?
  • Did you notice gutter overflow from the ground?

These observations are clues to share, not a diagnosis. Do not wait for another storm merely to collect a better example. If the ceiling is sagging, keep people out from underneath it. Stay away from water near electrical fixtures and arrange professional help.

Why an Intact-Looking Roof Can Still Leak

A roof has joints, edges and openings as well as its main covering. GAF's roof-leak guide identifies damaged shingles, deteriorated flashing and clogged gutters among possible causes. The shingles you can see from the driveway are only part of the inspection.

Flashing directs water at vulnerable transitions, including roof-to-wall joints and penetrations. A roofer may need to inspect a pipe boot, a valley or the area beside a wall even when the nearest shingles look undisturbed. GAF's flashing overview explains the purpose of these details.

Ask the inspector to distinguish the visible interior damage from the confirmed entry point. A photograph of a ceiling stain tells you where water became visible; it is not, on its own, a repair specification. The report should explain what was inspected, what was found and any area that could not be accessed.

What to Ask Before Agreeing to a Repair

Request photographs of the suspected failure and a written description of the repair area. Ask which materials will be removed, which will be replaced and how the repaired section will meet the surrounding roof. If the recommendation is replacement rather than a local repair, ask what wider condition supports that recommendation.

Keep roof repair and interior restoration as separate questions. Ask who will assess the wet ceiling or insulation, and how drying and interior repairs should be coordinated. Painting over the mark does not demonstrate that the source has been corrected.

Bring the Records to a Roof Inspection

Save the photographs, dates and any previous repair paperwork in one folder. Tell the contractor if the home will be unoccupied or if access needs to be arranged. After the work, retain the scope, completion photographs and warranty terms so that a returning symptom can be discussed against an actual record.

Our twenty-year-old roof had taken all it could from Florida sun, hurricanes, and wind.  As it was clearly maintenance, the roof would be paid for by my wife and me.  Yes, I also looked at dozens of roofing company reviews including worksites in my area to see for myself how the work crews were and even how long it took to complete the job. When the time came to make the decision, R&K Certified Roofing came out on top.  Should you choose R&K as we did, you will have struck gold.  The owner, Mr. Ken Reed was amazing  with his time, kindness, and especially integrity he gave to us.  Mr. Reed was there each day to ensure the job was being done correctly and also to see if we had any concerns.  (Of course we were very happy.) A gentleman named "Doc" and the highly trained crew were extremely professional, kind, and very hard-working and we hope they enjoyed the cookies, brownies, and popsicles my wife gave to them each day. We cannot thank Mr. Ken Reed enough for all his kindness, caring, and again, integrity.  If you are in need of replacing your roof with the best of the best, call R&K Certified Roofing.  You'll be glad you did.

Worked with me every step of the way. Saved me 10k by letting me know about a program from the state for low-income seniors. Everything was just perfect. Found something I thought was long since gone, honesty and professionalism. Crew was polite and very efficient. Thank you very much, Kimberly and Ron Mowery

Over the years I have relied on R&K more than once for my roof, and they have always shown up immediately and taken care of my issue easily and affordably. Last year I had damage from Milton that took almost a year to get taken care of due to my evil insurance company. Throughout the entire process, even when another leak came in from a summer storm, R&K were there for me. I've finally completed the insurance fight and my house is whole again, thanks to R&K! And the best part, other than my beautiful new roof and repaired siding, is that I was treated like family. They empathized with my horrible situation and went out of their way to work with me and my public adjuster. I would literally NEVER consider another company as long as I own a house in this town. These days, it's very hard to find a company that still cares about the person in the business deal. But, it's something this company does without blinking twice. Thank you again, R&K!
